Drop in what you have.
Lionshare reads it all.

Years of statements, rent rolls, scans and exports, read, filed and matched to the dollar. Then the same numbers build your budgets and forecasts.

Exports. Cleanup. Mapping. Retyping.

Switching is mostly running around.
So it takes months, or never happens.

Every system can import clean, typed data. So before anything moves, people spend weeks cleaning it, mapping it and typing it in.

Lionshare does that part.

How migration works

Read, filed,
matched.

Every page is read, filed to the right unit, resident, vendor or month, and checked against everything else that mentions it.

Read every page
Statements, rent rolls, leases, invoices, budgets and scans. Typed, scanned or exported, without templates.
Filed where it belongs
Units, residents, leases, deposits, vendors and every month of the books, rebuilt as records you can work in.
Checked to the dollar
Rent roll against income, deposits against the balance sheet, each month against the next. Unreadable files are listed so you know what to look for.
From any system

Whatever you
run on today.

Exports from property software, accounting files, spreadsheets, the monthly packages from your management company, and paper that was scanned once.

Measured run

1,842 files.
Every month matched.

One measured run on a 258-unit Tampa condominium: every file read, 1,107 duplicates set aside, every month of statements matched within $5, with nothing needed from the old management system.

Underwriting and forecasting

The same numbers,
forecast forward.

Once the history is in, it becomes the model: KPIs, budgets, forecasts and capital plans built from your real statements, with the assumptions written down.

Underwrite

Statements in,
KPIs out.

Drop in a property’s operating statements. Lionshare extracts income, expenses and NOI by month, flags what looks off, and builds the forecast from it.

  • Every line item mapped to a KPI
  • Unusual months flagged with the reason
  • A forecast with the assumptions written down
KPI snapshot and where the money goes
Capital projects

Four bids to a
12-month forecast.

Bids compared priced alike, the work laid out by month, and the draws, interest and loan balance projected to the end.

  • Bids leveled line by line
  • Cost by month
  • Construction loan draws and interest
Ask Lionshare

Why did NOI drop?
Just ask.

Ask about any property in plain words. Lionshare reads the months, finds what moved and cites the lines behind the answer.

  • Answers across every property
  • Every figure linked to its statement line
  • Charts and tables you can drop into a report

FAQ

Questions, answered.

Does our data have to be clean first?

No. Drop in what you have, duplicates and scans included. Lionshare lists anything it couldn’t read so you know what to look for.

Which systems can you migrate from?

Anything that exports or prints: Yardi, AppFolio, Entrata, RealPage, QuickBooks, spreadsheets, the monthly packages from a management company, and paper that was scanned once.

How do we know the numbers are right?

Every month is checked against the others: rent roll against income, deposits against the balance sheet, each statement against the next. Every figure links to the page it came from.

Can we underwrite a property we don’t own yet?

Yes. Drop in the seller’s operating statements and rent roll. Lionshare builds the KPIs and a forecast with the assumptions written down, and keeps the model current after close.

Who can see the files we upload?

Only the people you give access to. Files stay with your records, every change is traced, and everything can be exported.
