Lionshare gets it ready.

Why boards burn out

It’s not your manager.
It’s not your board.
It’s the gap between them.

Every answer the board needs sits somewhere in years of packages, budgets and contracts. Someone has to find it, check it and write it up, every time. That running around is the gap.

One ordinary question: “Why did our assessment go up?”
  1. 1An owner emails the manager
  2. 2Someone forwards it to the bookkeeper
  3. 3Someone pulls this year’s budget
  4. 4Someone finds last year’s actuals
  5. 5Someone digs out the insurance renewal
  6. 6Someone drafts the answer
  7. The decisionThe board decides what to tell owners
  8. 8Someone sends it
Eight steps. One decision.
The other seven are the gap.

A budget question. A violation. A bid for the roof.

Every request is mostly running around.
So boards burn out, and fees keep rising.

Software has made each step a little faster. It never changed who does them: someone still finds the papers, checks the numbers and writes it all up.

Lionshare does.

A new way of working

Lionshare closes the gap.

Lionshare reads the association’s records and prepares every step. The board makes the decision. Nothing goes out without the board’s OK.

For the board and the manager

The association’s work,
ready between meetings.

The board makes the decisions. Lionshare prepares everything around them and keeps the record.

Assessments

Assessments collected,
reserves on track.

Every owner’s account, the operating and reserve split, and who is behind, in one place. Special assessments are scheduled and billed per unit.

  • Reminder, payment plan, lien letter, attorney: each step approved by the board
  • Reserve balance against the reserve study
  • Owner statements every month

Violations

Violations handled
the same way every time.

A report comes in with a photo. Lionshare matches it to the rule, drafts the notice and tracks the cure date. The person who reported it is never shown.

  • Photo, rule and history on one record
  • A fine only follows a recorded board decision
  • Cure dates and hearings tracked

Capital projects

Big projects,
priced alike.

Drop in the contractor bids. Lionshare puts them side by side, finds what each one leaves out, and lays the work out by month with the financing and the cost per unit.

  • Bids compared line by line
  • Schedule and cost by month
  • Loan draws, interest and cost per owner
Owner questions

Owners get answers
with the page attached.

Ask in plain words what the pool cost last year or why the assessment went up. The answer cites the invoice, the budget line or the minutes.

  • Answers from your own records
  • Every figure links to its source
  • A note to owners drafted for the board to send

Who it’s for

Self-managed or managed,
the same foundation.

Self-managed boards
Run the association on Lionshare directly: assessments, vendors, violations and the books, without a full-service management fee.
Management companies
Take on more associations with the staff you have. Each board sees its own building and nothing else.
Owners and residents
Owners see their account, pay, file requests and read the documents. A tenant of an owner sees the building only.

FAQ

Questions, answered.

Do we still need a management company?

That’s your board’s choice. Self-managed boards can use Lionshare directly. Management companies use it to handle more associations with the same staff.

Can we move from our current manager’s system?

Yes. Send us the monthly packages, budgets and contracts you have, in whatever form. We measured a run on a 258-unit condominium’s own files: 61 of 61 months matched within $5, in 35 minutes 49 seconds, with nothing needed from its old system.

Who can see owner accounts?

Each person sees only their part. Board members see the association, owners see their own account and documents, and a tenant of an owner sees the building only. Every change is traced.

How do board votes work without a login?

Each board member gets a vote link by email. The vote is recorded with the decision it belongs to and filed with the minutes.

What does it cost per unit?

It depends on the number of units and what you hand over. Send us last year’s packages and we’ll show you the association in Lionshare, and the price.
